“The PARC Group announced Aug. 16 that Publix Super Markets Inc., with a drive-thru pharmacy, will open in early 2023 to anchor a new shopping center in Exchange East in the eTown Village Center.
It said the retail center will be developed through a joint venture with Jacksonville-based Skinner Bros. Realty. The eTown Village Center is east of Florida 9B and Interstate 295 in southern Duval County.
About 48,000 square feet of space will be dedicated to a Publix grocery, Publix Liquors and the pharmacy drive-thru.
Additional retail space and multiple outparcels will add about 40,000 square feet to the center.”
Skinner Bros. Realty Sells Phase 1 of Nocatee Town Center
Skinner Bros. Realty announced Friday that it has sold five multi-tenant retail buildings in the Nocatee Town Center to Last Mile Investments of Cincinnati, a subsidiary of North American Properties.
The buildings, which comprise 40,000 square feet, sold for $15.6 million. The buyer was represented by Bob Selton and Jason Ryals of Colliers International.
“It is truly amazing what has been built in Nocatee; a world-class community that we are proud to be joining," said Ryan Moore, CEO of LMI, in the release.

Skinner Bros. Realty Announces Three Wildlight Tenants
Skinner Bros. Realty announced that Firehouse Subs, Añejo Cocina Mexicana and The Decantery will lease space in Wildlight’s Village Center in Nassau County.
They will join other tenants including Royal Amelia Dance Academy, Great Clips, Cold Stone Creamery and Tasty’s Fresh Burgers and Fries, according to a March 3 news release.
The 11,670-square-foot retail center at 40 Homegrown Way was completed in September in the master-planned community. The first multitenant building at Village Center opened in early 2019.

The connection that Steve and Shaun Lourie shared fostered their interest in the wine industry. In 2006, Steve lived in Los Olivos, California, where he fell in love with the wine tasting culture. He would later become a sommelier.

First Watch Set to Open in Nocatee
First Watch will open in Nocatee on Nov. 16, making it the breakfast, brunch and lunch chain’s eighth location in the Jacksonville area.
It is at 295 Pine Lake Drive, Suite C105, in Nocatee Town Center North, the company said in a news release.
It will be open 7 a.m. to 2:30 p.m. daily and serve breakfast, brunch, lunch and cocktails. The menu includes items like avocado toast, smoked salmon eggs benedict, lemon ricotta pancakes and traditional breakfast and lunch offerings.
The restaurant will employ about 25 people.
First Watch is open for dine-in and contactless online ordering for pick up or delivery.
Skinner Bros. Realty and The PARC Group announced in April 2019 the chain would open in the Nocatee Town Center.

Skinner Bros. Realty has completed its second multi-tenant retail complex in Wildlight Center – located off of Highway A1A in Nassau County – with the complex is set to open in winter 2021.
Four tenants — Anejo Cocina Mexicana, Hana Sushi & Asian, DEP Nail Salon and Firehouse Subs — will now begin building out their spaces.

Pritchard Road Tru by Hilton Site Sold
In November 2019, Atlanta-based Rooker sold 6.2 acres for retail development to a partnership of Skinner Bros. Realty and The Silverfield Group, both based in Jacksonville.
That property, which fronts Pritchard Road, is being developed for a Tru by Hilton hotel with land remaining for uses such as a gas station-convenience store and a fast-food restaurant.

Area’s First GreenWise Market to Open June 20 in Nocatee
Publix Super Markets Inc. will open its first Northeast Florida GreenWise Market at 7 a.m. June 20 in Nocatee Town Center.
The store is at 250 Pine Lakes Drive. Operating hours will be determined as opening approaches. Most Greenwise stores are open 8 a.m. to 8 p.m. daily.
Publix announced in February 2019 it will open the area’s first GreenWise Market in Nocatee Town Center. GreenWise will lease 25,150 square feet, according to Skinner Bros. Realty, which is developing the retail center with The PARC Group.

Skinner, PARC Group Adding Retail Space at Nocatee
Skinner Bros. Realty and The PARC Group are adding more retail space at Nocatee Town Center. The next building follows the current phase where Publix Super Markets Inc.’s GreenWise Market and another 15,000 square feet of shops will open in May.
“We are creating a more walkable, engaging Town Center environment that strives to serve the needs of the Nocatee residents in a first-class way,” said Skinner Bros. Realty Vice President Riley Skinner by email Feb. 25.
He said Skinner Bros. and PARC want Nocatee residents and neighboring shoppers “to park their golf carts, bikes and cars and stay awhile.”

Nassau’s Wildlight Community Continues to Grow with New Development
The 11,640-square-foot mixed-use building is on Florida 200, just east of the community’s main entrance, and will serve as an extension of the Wildlight Village Center.
It will bring additional businesses and services within walking distance to about 600 homes and apartments in Wildlight. Anejo Cocina Mexicana restaurant will anchor the complex.

Skinner Bros. Kick Off Work on Multi-tenant Project in Wildlight
Skinners Bros. Realty have started work on a retail complex in the Wildlight development that will be anchored by an Anejo Cocina Mexicana restaurant.
The building — the second multi-tenant retail complex Skinner Bros. are building in the Wildlight Village Center — should be done by August.
The 11,640-square-foot building is located on State Road 200, east of the community’s main entrance. As well as the 3,700 square feet taken up by the Mexican restaurant, 1,800 square feet will be leased by Dep Nails & Spa. Another 6,140 square feet, broken up into 1,200- and 2,500-square-foot bays, are still being leased.

Latest Construction Plans for Prime Real Estate in Nocatee

Perimeter West Industrial Park
Skinner Bros. Realty and The Silverfield Group are under contract to buy property in Northwest Jacksonville for a commercial retail development.
Chet Skinner, Skinner Bros. Realty vice president, said the groups will form a partnership to buy 6.15 acres at northeast Pritchard Road and Interstate 295 in front of the Perimeter West Industrial Park.
“It’s a site that we feel would be a great play for a hotel or a gas station and convenience store or restaurants,” Skinner said.

Cold Stone Creamery and Nassau County-based Tasty's Burgers and Fries will open locations in a 9,100-square-foot building at the corner of Wildlight Boulevard and A1A.
The commercial space is being developed by Skinner Bros. Realty, which purchased three acres in the community earlier this year. The company's vice president, Chet Skinner, said a general contractor has not yet been selected for the project.

Raydient Places + Properties announced that Skinner Bros. Realty will build the first retail complex on the northeast corner of Wildlight’s front entrance. Skinner Bros. Realty is in the final stages of purchasing the first two acres of an overall three-acre development which will begin with a 9,100-sq. ft. multi-tenant building plus a courtyard and a 4,000-sq. ft. building on the corner of Wildlight Blvd. and A1A.
“There is so much momentum in Nassau County right now, and we see the new town of Wildlight as a major factor in that growth,” said Chet Skinner, vice president of Skinner Bros. Realty.

Clayton Riley Skinner, who goes by Riley, joined the family-founded Skinner Bros. Realty Co. in 2013 after working as a commercial mortgage broker in Charlotte, North Carolina, for four years. The Bolles School football legend was the starting quarterback for Wake Forest and won an ACC title in 2006. The extended Skinner family descended from the original landowners of property that included what now is St. Johns Town Center. Skinner answered questions about his football and professional career in an interview this week.

South Kitchen + Spirits Opening Location in Nocatee
South Kitchen + Spirits is opening a second location in a dual-tenant building at the Nocatee Town Center. This location is second to the Avondale location, which opened in September 2016.
"The new restaurant, also called South Kitchen + Spirits, will have the same theme and menu as it does in Avondale, said Jason Motley, the other co-owner. He said he’s tweaked the menu some since the opening, changing 20-25 percent of it, but it’s remained focused on Southern food and craft cocktails."

Fast-growing Pizza Chain to Open in Fast-Growing Nocatee
At Pieology, customers build their own pizza on house-made dough. The pizzas are then cooked in less than three minutes in a stone oven.
Technomic, a food industry research firm, recently ranked Pieology as the fast growing restasurant chain in the country. Pieology is based in California, but is spreading quickly across the country. This would be the first location in Florida.
Other tenants going into the new center are Dunkin’ Donuts, M Shack, Big Fish Yoga, Coastal Wine Market and Verizon Wireless. Opening is expected early next year.
Skinner Bros. Renovating Moultrie Square,
Including Rebuilding Publix
Skinner Bros. Realty Co. plans to redevelop Moultrie Square Shopping Center in St. Augustine, including demolition and reconstruction of the Publix supermarket.
“The redevelopment of Moultrie Square is necessary in order to continue to serve the growth in the South St. Augustine market,” said Skinner Bros. Realty Vice President Riley Skinner in a news release.
Skinner said Wednesday the 48,500-square-foot Publix will be demolished and replaced with a 54,000-square-foot store, which will be a prototype for the Lakeland-based chain.

New Retailers on Their Way to Nocatee Town Center
Developer Skinner Brothers Realty purchased 6.25 acres on the eastern side of Crosswater Parkway in the Town Center in December of 2014 to build Town Center East.
The center will be anchored by an 11,670-square-foot multitenant retail building. Among the tenants: Dunkin’ Donuts, the Jacksonville Beach concept Big Fish Yoga and Coastal Wine Market.
The retail building is scheduled for completion in the first quarter of 2016.
The remainder of Town Center East consists of three out parcels, two of which front Crosswater Parkway, the major thoroughfare that serves the Nocatee Town Center.

Skinner Bros., elacora Cinch Riverfront Subdivision Deal
A new riverfront community in Northeast Florida? Nice. One in the heart of the well-established neighborhood of Mandarin? Nearly impossible, but true.
Skinner Bros. Realty Co. last year quietly scooped up several contiguous estate lots on the St. Johns River that it has now sold to national homebuilder elacora for a 21-home “boutique” subdivision.
“When you drive through it — seeing the huge live oaks, the magnolias and the 20-foot bluff — it’s hard not to get excited about a property like that,” said Chet Skinner, who put the deal together with his brother, Riley Skinner.
The Skinners picked up the first two parcels last summer, but they were long and narrow, each 100 feet wide, and they were not contiguous.
It would take a third riverfront lot and half of a fourth to make the property large enough for a new subdivision roadway bounded by lots. By winter they had them, sealing the development’s future.
Skinner Bros. Realty to Develop Boutique Subdivision on the
St. Johns River
Skinner Bros. Realty Co. spent the year scooping up four contiguous estate lots on the St. Johns River that it has now sold for a 21-home subdivision. The company will stay on as the project's developer.
The Bluff's at Plummers Cover will be built on a 9.42-acre parcel in Mandarin on Scott Mill Road about 300 feet north of the Interstate 295 overpass, according to documents filed with the St. Johns River Water Management District.
A deed recorded Thursday shows Skinner Bros. sold the property to a national homebuilder elacora for $3,455,900.
Skinner Bros., traditionally known for commercial and land development, entered residential real estate when Chet Skinner, son of founder A.C. "Chip" Skinner, joined the company a few years ago.
Developer Unveils Plans for $17 Million Ice Skating Complex in Wesley Chapel
Youth hockey players across the Tampa Bay area will no longer have a shortage of ice with the announcement Thursday of a $17 million skating complex that developers say would be the largest in Florida.
The Cypress Creek Ice and Sports Complex, to be located at Interstate 75 and State Road 56, would feature four rinks, including
one that could be converted
for lacrosse, basketball and
soccer.
"It's a great win for Pasco County; it's a win for the region," Pasco County Commission Chairman Jack Mariano said during a news conference in which developer Gordie Zimmermann unveiled site plans. He closed on the 13-acre property earlier in the day for about $2.6 million from Skinner Brothers Realty.
Skinners Drawn In By Half Finished Subdivisions
Residential real estate crashed around the same time Chet Skinner joined the family business.
For Skinner Bros. Realty Co., a commercial development company owned by Chet's father, Chip, it was a fortuitous turn of events.
The recession had generated scores of half-finished bank-owned subdivisions priced at a discount.
As the former director of land acquisitions and entitlements for Pulte Homes, Chet Skinner knew residential real estate.
Within two years, Skinner Bros. picked up its first residential deals.
Today residential real estate has become a permanent arm in the business.
"We felt like we saw some opportunities with bank owned properties," Chet Skinner said. "We
could come in an get a good piece of residential real estate and diversify our portfolio. It just grew from there, and it's been very lucrative for us over the last three of four years."
